The DSCR program is designed for real estate investors who want a simpler, faster way to qualify. Instead of traditional income documentation, eligibility is based on the property’s Debt Service Coverage Ratio (DSCR) — allowing investors to leverage cash-flowing properties with confidence.

Property Type
  • Investment properties only
  • Warrantable condos eligible
  • Rural properties allowed (up to 10 acres, residential use)
Loan Amounts
  • Purchase & Rate/Term: up to $3,000,000
  • Cash-Out Refinance: up to $2,500,000
Credit & Leverage
  • Minimum FICO: 660
  • Maximum LTV: up to 80% (based on credit score and transaction type)
  • Minimum DSCR: 1.00
Reserves
  • 6 months required

Appraisal & Rental Requirements
  • Vacant properties are not eligible
  • Completed 1007 Rent Schedule required
  • Rents must be verified
  • Purchases: 1 appraisal (any loan amount)
  • Refinance transactions over $2M: 2 appraisals required
  • Transferred appraisals are not eligible

Additional Guidelines
  • Short-Term Rentals (STR): Eligible on refinances only
  • Interested Party Contributions: Max 2%
  • 12-month housing payment history required on subject and other financed properties
  • Prepayment penalties may apply (investment properties only, per state limits)
