- Maximum LTV: up to 80% (based on credit score and transaction type)
- Minimum DSCR: 1.00
Reserves
- 6 months required
Appraisal & Rental Requirements
- Vacant properties are not eligible
- Completed 1007 Rent Schedule required
- Rents must be verified
- Purchases: 1 appraisal (any loan amount)
- Refinance transactions over $2M: 2 appraisals required
- Transferred appraisals are not eligible
Additional Guidelines
- Short-Term Rentals (STR): Eligible on refinances only
- Interested Party Contributions: Max 2%
- 12-month housing payment history required on subject and other financed properties
- Prepayment penalties may apply (investment properties only, per state limits)
